Terms of Use


1.  The renting contract is concluded as soon as who requests it, is in possession of the receipt from the Agency (about 30% of the total amount).

2.  The final payment must be given on arrival.

3.  The lodger must immediately inform the Agency of the impossibility to use the reserved flat. The Agency will try to rent it, and only in this case the lodger will receive the deposit back except for the expenses, Agency royalties and the rent-amount for the days in which the flat is vacant.
In the case that the lodger, without any communications, doesn’t take the possession of the flat by 3 days from the arrival date, the Agency will be disengaged from any kind of agreement and will be free to rent the flat to another lodger.
In this case the Agency will keep the whole sum paid as damage compensation.
For no reason, in case of departure in advance, the remaining days will be paid back.

4.  It’s strictly forbidden to give hospitality to more persons than who are shown in the renting contract (children are considered as adults) under risk of contract cancellation or, at Agency’s discretion, by payment of an adequate over- price.
The Agency is allowed to check in every moment the flat conditions as well as the number of the persons who live in it.
Domestic animals are admitted, upon our authorisation, considering also the regulation of each house.

5.  The entrance in the apartments may take place between 4.00 p.m. and 8.00 p.m. of the arrival date. The flats must be left free within 10.00 a.m. of the departure date, in perfect state and clean. The key returning between 8.00 p.m. and 8.00 a.m. must be agreed in advance with the Agency.

6.  The apartments will be given completely furnished and equipped with gas kitchen, running hot and cold  water and 220 volts electricity. There are one cover and one pillow for each bed. Bed-sheets, towels and iron must be brought.

7.  The lodger must take the maximum care of all the furniture and domestic items such as refrigerator, gas boiler, etc. Complaints regarding the state of the flat or the inventory list will be accepted only within 24 hours after the arrival. After, eventual damages will be compensated according to the price list.

8.  It’s forbidden to use stoves and hot-plate.

9. We kindly ask everyone to respect all the rules regarding silence, especially during the afternoon and the night.
Not observing these rules can mean the immediate solution of the contract.

10.  The Agency is not responsible for damages to persons or things caused by accidents, thefts, losses, delays or other reasons. The Forensic Court is in Venice.
